This Market Isn’t Crazy Anymore - Now What?

If you’ve been paying attention to real estate over the last few years, one thing is clear…
It’s been a little wild.

Low inventory, bidding wars, interest rate swings—it’s been hard to know when (or if) to make a move.

But lately, things have shifted.

The market isn’t “crazy” anymore.

So the question I’m getting almost daily is:
“Okay… now what do we do?”


First—Let’s Talk About the Shift

Buyers today actually have something they haven’t had in a while:

  • More options
  • Less pressure
  • More room to think and negotiate

And as rates begin to stabilize, we’re likely to see more confidence from both buyers and sellers moving forward 

But here’s the interesting part…

Even with more opportunity, a lot of people are still sitting on the sidelines.


The Biggest Mistake I’m Seeing Right Now

People are trying to time the market perfectly.

Waiting for:

  • Rates to drop just a little more
  • Prices to dip
  • “The perfect moment”

I get it. It feels like the smart move. But historically?


That’s not what actually builds wealth in real estate.


It’s Not Timing the Market… It’s Time In the Market

This is the part I really want people to understand.

According to projections, even modest home price appreciation over the next few years can create significant wealth. For example, a $400,000 home purchased today could gain over $40,000 in equity in just five years

And that’s not based on a crazy boom—just steady, expected growth.

We’re are also expecting continued appreciation year over year, even if it’s at a more normalized pace according to industry experts: 

That’s how real estate works:

  • Not overnight wins
  • Not perfect timing
  • Long-term consistency

What This Means for Buyers

This might actually be one of the more balanced opportunities we’ve had in years.

You’re not competing with 20 offers.
You can take a breath.
You can make smart decisions.

And over time, that purchase has the potential to grow in value and build wealth.


What This Means for Sellers

You can absolutely still sell successfully—but strategy matters more now.

  • Pricing correctly from the beginning is critical
  • Presentation matters
  • Marketing matters

We’re not in the “throw it on the market and hope for 10 offers” phase anymore. We are preparing homes, using staging, and leveraging marketing tools to position homes strategically. And if it takes longer to get those offers, we aren't panicking. 

But serious buyers are still out there—and they’re ready to act when a home is positioned well.


One More Thing Most People Don’t Realize

Even with everything the market has gone through, homeowners have built significant wealth over time.

In fact, the typical homeowner has gained over $128,000 in housing wealth over the past six years

That didn’t come from perfect timing.

It came from owning and holding.


So… Now What?

Instead, the better question is:
